Honoured school redevelopment

January 30, 2012 · Filed Under construction · Comment

Since the 1960s Henrietta Barnett School, in the middle of the Hampstead Garden Suburb, has had 17 separate expansion schemes denied planning licenses. Hopkins Architects and the Hampstead Garden Suburb Trust aided the school to eventually complete the redevelopment at the 18th try, in 2011, with a 7.75 million extension programme.

Four new schoolroom blocks totalling 1,100m2 have been designed to be sympathetic to the original buildings and surrounding areas at the Grade II Listed building, designed by renowned British architect Sir Edwin Lutyens. The new building was topped with 45,000 Traditional clay roofing tiles in Elizabethan colour, all supplied by hand made clay roof tile specialist Keymer, to uphold architectural integrity and emulate the initial Lutyens design.

Hopkins Architects carried out extensive consultations with assorted stakeholders throughout the design process - including Barnet Planning Authority, English Heritage and the Lutyens Trust, to assure the expansion met the highest standards and received planning permission. Hopkins’ re-organised the existing buildings so that the final proposal featured a greatly decreased extension compared to previous schemes, with the new building totalling just 1,100m2.

After talks with the Hampstead Garden Suburb Trust, there was merely one roofing answer that met all of the aesthetic and architectural demands of the steeply pitched tiled roof.

“Keymer handmade tiles were ideal at Henrietta Barnett School,” said David Davidson, Architectural Adviser at Hampstead Garden Suburb Trust. “For colour, texture and overall aesthetic, machine made tiles did not meet the required standards. That is why the Hampstead Garden Suburb Trust, along with Hopkins Architects, insisted Keymer Traditional handmade roof tiles were used on this unique and historical school development.”

The Keymer Traditional tile is a genuine handmade British clay roofing tile that has its own inimitable style. Every tile weathers naturally to look better and improve with every passing year presenting variations in colour, texture and shape that cannot be replicated, which made them the ideal option at Henrietta Barnett School.

Keymer’s Traditional handmade clay tiles are hand tested to assure all tiles meet with the company’s demanding level of quality, and are sanctioned by BSI British Standards and accredited to EN ISO 9002, the highest official standard in quality.

The tiles will improve with every year that passes as they mature with a natural beauty. Providing any roof with an aesthetic that only a genuine handmade clay tile can offer - the art, drama and music departments at Henrietta Barnett School will gain from the Keymer aesthetic for generations to come.

Why Energy Efficiency Can Continuously Save You Money

January 28, 2012 · Filed Under construction · Comment

Energy efficiency has become one of the most discussed topics at the government level and amongst the general populace. This is because of the crucially important bearing it will have over the quality of life experienced by future generations, and because of the fact that everyone can do something to contribute. There are new energy efficient appliances which use far less energy in achieving the same objective, and there are building materials which can greatly reduce fuel consumption.

With all of that in mind the sad fact is that most homes currently aren’t energy efficient whatsoever. Not only do men and women usually use incandescent bulbs in their home, they’re also careless in their use and leave lights on in rooms whenever no-one is utilizing them. They will normally put a lot more water in a kettle than they are actually intending to use, causing a waste of unnecessary electricity. Usually, the home heating system is going to be set too high, leading to more power getting used than is actually needed. All of these are easy matters to correct, and can be corrected for free, so this really should obviously be done before any thought is given to spending dollars on saving energy.

Obviously if you’ll be able to begin at the start with the building of the house you will be able to accomplish the level of efficiency you are searching for immediately. Using building materials which provide insulation, and which keep generated heat inside the building, is going to cut costs yearly and save fuel consumption at the same time. Using the appropriate materials to insulate doors and windows is important because the heat loss is through one of these. Low-E glass must be used in brand-new construction and you’ll find now standards set for window glass by the federal government.

Even if you are in an older building and do not have the option to completely reconstruct your home, there is still much that you can do in the way of renovations. If your windows are letting heat escape from the house and leading to excessive fuel bills, this can be remedied with a window replacement. Although this is a relatively expensive and time consuming job, it will save you the greatest amount of money in the long term. There are tax credits available which can help with the initial expense of having replacement windows installed, but if the job is still to expensive and difficult, storm windows can have at least a partial effect.

If the construction of your home is fundamentally sound, with insulated walls and the most energy efficient doors and windows you can fit, the amount of fuel you consume will be greatly reduced. At this level, it will be determined mainly by the energy efficiency of the appliances you use. If you can fit a heating boiler which achieves the same effect but which uses far less fuel you will be saving even more money every year. Other domestic appliances such as refrigerators, washing machines, and stoves can be far cheaper to run if you buy recent models as technology is constantly improving.

One of the most extreme methods of saving money is to have solar panels fitted to your home. Although this may be an extreme tactic now, it is likely to become increasingly popular in the future as the photovoltaic panels increase in efficiency. The energy from the sun is renewable and should be used whenever it is appropriate and cost effective. Solar energy is likely to become a staple source of power in the years to come, but even now it can play a part in saving fossil fuel consumption.

Cars or trucks are still the most important contributor to greenhouse gases and carbon dioxide emitted into the environment, and technology is available to lessen this. Electric cars are an option today but not always a realistic one as they are limited on how far they can easily go. Those who use them usually live in key cities where it’s easy to locate a plug in source and the distance traveled day-to-day is not a lot. Hybrids, cars which utilize both electric and gas, are much more typical and practical.

There is more information concerning energy efficiency available today than ever before, and the vast majority of it is available for free via the Internet. Governments throughout the world are acutely aware of the importance of this issue, and have published extensive guidelines to help people conserve energy. Reading these will give you a good start in cutting down your fuel consumption and saving money at the same time, and you can then go on to deeper research to find out how you can achieve even greater savings. You can improve the quality of your life by implementing advice on energy efficiency.

Make sure you check out some other energy efficiency tips as it will significantly infuence the quality of life for future generations

How Sash Window Restoration Can Raise The Sale Value Of Your Property Soon

January 17, 2012 · Filed Under construction · Comment

When considering how sash window restoration can increase the sale value of your property, there are several different things to think about. They are quite indicative of a more graceful time, and, as such, are part of our architectural history. On an older house, modern windows can look unfitting and out of place, and this impacts the first impression that one might have of the house, particularly from the outside. There are many significant features to a house that possibly preclude the way it looks, but aesthetics are one of the first things a buyer will notice when viewing the house in person.

The windows will match the house, it is true, but sash windows also have some advantages on their own merit. The organic appearance of the timber means that the windows will look natural. Several things will help them increase the value of your house. As a relatively slight amount of effort, you might find it worth thinking about, at least.

The versatility when it comes to decoration is key, too, as a buyer will generally want to make a house their own home, often by changing the decor. There are practical uses for sash windows, too. They will help your house stay cool in hot weather, as they are not too insulating and this is, of course, done in a way that does not harm the environment or cost too much.

As the summer months are getting hotter, this is a good bonus, particularly as it is easier to warm up a cold house than cool down a hot house. You can also have some useful safety features installed, such as limit stops, safety stays and cam catches.

If you have children, limit stops can prevent them from getting out of the window, by restricting how wide the window can open. For buyers with small offspring, this can be incredibly useful. This will also make it less easy for anyone to come into your house.

Safety stays perform the inverse and stop the window opening too far inward in order to prevent injury to a person or damage to the windows. Cam catches help stop intruders from entering your house.

The frames of these windows are also incredibly durable, which helps protect against easy damage, which is good as any buyer is not going to want to pay for anything broken soon after buying a new house. They are easy to wash, also, which helps keep up the attractiveness of the building.

Sash timber window restoration is not a new idea. Many homeowners have turned to restoration so they can keep their old windows and maintain the architectural style of their home. Repairing your windows not only helps you cut down on fuel bills. It also increases the resale value of your home. This article discusses how sash window restoration can increase the sale value of your property.

Antique homes are undoubtedly beautiful and unique, but they lack the modern comforts of newly constructed houses. Wooden sash windows, which are commonly seen in older houses, are infamous for being drafty and full of jangles. Hanging a heavy curtain only solves the problem temporarily. They actually let in very little sunlight, which can lead to higher costs in lighting.

If insulation is a major concern, then weatherproofing may solve the problem. Timber windows can be weatherproofed by installing specialized glass. Acoustic, security and toughened glass are durable options that can withstand rains and stormy weather. Some glazing techniques may help increase the capacity of your windows to retain heat. Many homeowners find glazing very efficient in cutting down energy costs.

Investing in double-glazed windows is a smart way to help reduce fuel costs in the long run. These windows are also easier to maintain than old-fashioned timber frames. Those who are investing in new homes would be more willing to spend on something that offers energy-saving features. Aside from being cost-efficient, eco-friendly homes also lessen our carbon footprint.

Wooden frames would not survive for decades if they are not durable. However, they would reach a point when they seem to be beyond repair. Wood can deteriorate with habitual exposure to water and other harsh elements. Do not worry as the options are endless when it comes to sash replacement. You can even purchase a more modern vinyl-clad double pane window to replace your old one.

Modern windows offer many conveniences, such as better insulation and energy efficiency. However, they lack the charm of wooden windows. The good news is there is no need to remove the whole window when replacing its frames. Some are even designed to look old-fashioned or antiquated to match the style of its frame.

Preserving your windows is necessary to stay true to the original architectural style of your home.
