Since the 1960s Henrietta Barnett School, in the middle of the Hampstead Garden Suburb, has had 17 separate expansion schemes denied planning licenses. Hopkins Architects and the Hampstead Garden Suburb Trust aided the school to eventually complete the redevelopment at the 18th try, in 2011, with a 7.75 million extension programme.

Four new schoolroom blocks totalling 1,100m2 have been designed to be sympathetic to the original buildings and surrounding areas at the Grade II Listed building, designed by renowned British architect Sir Edwin Lutyens. The new building was topped with 45,000 Traditional clay roofing tiles in Elizabethan colour, all supplied by hand made clay roof tile specialist Keymer, to uphold architectural integrity and emulate the initial Lutyens design.

Hopkins Architects carried out extensive consultations with assorted stakeholders throughout the design process - including Barnet Planning Authority, English Heritage and the Lutyens Trust, to assure the expansion met the highest standards and received planning permission. Hopkins’ re-organised the existing buildings so that the final proposal featured a greatly decreased extension compared to previous schemes, with the new building totalling just 1,100m2.

After talks with the Hampstead Garden Suburb Trust, there was merely one roofing answer that met all of the aesthetic and architectural demands of the steeply pitched tiled roof.

How To Handle Eavestrough Repair

When a house or even commercial building is being cleaned, eavestroughs are often neglected. The result is often that eavestrough repair has to be done. Yet if they are cleaned just twice a year, ideally just before winter sets in and at the end of spring, the need for repair can be averted. Downspouts should also be inspected, cleaned and repaired at the same time.

If the troughs are well looked after, they can avert problems like a flooded basement, a roof that is damaged, ice jams and slack mortar joints. Often, houses and other buildings will have paint that is peeling off and that is an indication that the eavestrough system is not working as it should. Over time, the damage can be serious enough to warrant replacement of the whole system and not just repair.

Troughs are positioned to catch snow as it runs off the roof and rain which they transport to the downspouts. The spouts channel it to a drain or a soaker in the garden. The water can also be channeled into a lawn. The catch that will be used is specified in the local building laws. The problem may also be pinhole leaks in the troughs or the connections. These need to be repaired with silicone caulking compounds. They can also be fixed using patching kits in case of big leaks but this works only temporarily. An expert will determine whether it would be best to replace the troughs. For galvanized eavestroughs, joints need to be soldered and for steel galvanized ones, the surface needs to be cared for in a particular way.

To avert problems in future, periodic maintenance checks should be maintained. Areas like the splash blocks, dry wells, straps, hangers, the drainage and others need to be checked and again, this is best left to the practiced.
