What Does a Building Surveyor do in a Home Buyers Report

Prior to buying any property, it is highly advisable to enlist the help of a qualified building surveyor. The surveyor will check over the property and offer valuable advice about any aspects of the building that are in need of attention.

It is worth noting that although a building surveyor will offer an estimate for expected repairs to a property and also a valuation for insurance purposes, the surveyor does not value the property on market value.

If the property in question falls into certain categories then a full building, survey will be needed. The report it self is an easily understandable description of all the requirements that are needed to bring the property up to a good state of repair.

One of the important things to consider when buying a property is the cost of any repairs whether you know about the defects or you don’t. A surveyor will find out what is going to need attention and furnish you with a report showing the details.

The building surveyor will go about his work, looking for defects or weaknesses in the building structure. If there are any discoveries that can be seen as influencing the property’s stability or safety, the surveyor will point these out.

If the surveyor discovers anything that he believes would be of interest to your solicitor, then he will provide those details within the report which can then be forwarded on to the solicitor who is handling all your legal stuff concerning the house purchase.

If the property is over 30 years of age, then even if you wanted to have a Homebuyers survey conducted, you would in fact have to get a Full Building Survey. There are also other factors that would warrant the need for a full building survey.

If the building concerned has had major alterations carried out on it or an extension has been constructed or any other construction work has been performed on the property, then a full building survey is going to be needed. It would be worth it to have one anyway.
